Often I am asked by an owner to just keep their house in mind and if I run across a buyer to bring them for a showing. They don't want to list it, or have a sign, they just want me to look for a buyer. This rarely works. In order to sell a house and achieve its maximum value it really needs to be FOR SALE. That means photos, flyers, internet exposure. Newspapers, magazines, and an up front offer to pay a commission to any realtor with a buyer. It's also unfair to the sellers who have formally hired me to sell their homes and allowed me to implement a full scale marketing plan. If you are committed to selling your house you should be willing to put all oars in the water and go for it. Remember, you can't sell it if it's not for sale.
